Opening up space By cutting back the wall between the kitchen and living room we have created a smooth transition between the kitchen and living area and greatly enhanced the function and layout of this room. The high ceiling, now painted all white, makes the living area look taller and grander. Kitchen renovation The existing kitchen was very outdated, with cabinets falling apart and was in desperate need of upgrading. We have installed new melamine cabinets with stainless steel handles and an engineered stone benchtop. The main reason we recommend using the engineered stone rather than the laminate is its durability and ease of maintenance. The stone also makes the kitchen look very attractive. Why you should consider upgrading your switchboard
It’s still very common for New Zealand houses to have an old type of switchboard installed. Switchboards with old wire fuses are now illegal in many countries around the world but unfortunately in New Zealand they are still allowed to be used. If you still have an old switchboard installed in your home or rental property we strongly recommend you get it checked by a Registered Electrician or preferably get it replaced with a new one. The main reason is your safety. The old types of fuses are protecting your appliances only.  They do not protect your body and can cause a fatal electric shock. They are a hazard. Based on the new New Zealand regulations you need to have MCB’s (Miniature Circuit Breaker) combined with RCDs (Residual Current Devices). The RCD’s prevent fatal electrical shocks by disconnecting the electric circuit as soon detects an imbalance between the energized conductor and the return neutral conductor. The norm is 10mA RCDs for hospitals and school and for residential property 30mA RCD’s. Replacing the switchboard is a quick and easy process, which can usually be done within 4 hours, costing around $1500 – $2000 (incl. GST) for a 2-3 bedroom house. It’s all worth it for the peace of mind for you and your family, knowing that your home is safe. Maximising the space Our clients at this address wanted to update the style and feel of their Cockle Bay unit. With a growing family they wanted to maximise the space that they had and optimise the value of the property as they would be likely to sell in the future to accommodate their need for more space. With that in mind we were able to discuss their needs and prioritise their renovations, respecting their budget and the value of their property in the area they lived in. Scope of work: Our clients decided to renovate the kitchen, bathroom and laundry while updating the full interior of this home.   Kitchen The existing kitchen had a breakfast bar which limited the flow of the open plan area. In the kitchen we closed off what was the fridge space and laundry. We removed all fixtures and designed an “L” shape layout. When we took the breakfast bar away we were able to carry the cabinetry along the back wall of the kitchen living and we made use of the wall height so we could actually have more storage though we took up less room. The space where the breakfast bar had been could now be used for a dining table. We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the   of the rafters so that the space could be opened. We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas  We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in. We completed a full transformation of this beautiful 1950’s character home in Massey west Auckland. Having just completed another full renovation we were delighted to hear from the owners at this address. The owners were related to our customers we had just finished working with and impressed with the renovation we completed for their family. The house was due for a facelift and it was having a few issues such as damp in the basement and leaking from the join in the conservatory roof. We made our inspection of the home and the issues they were facing with the building. We discussed design options and we put together a quote which included solutions for the issue of the damp basement and the leaking roof.     The Kitchen To redesign the kitchen space we removed a wall completely to create an open plan kitchen, living and dining room. The fireplace was taken out and replaced with a modern heatpump. The client selected a white kitchen cabinet with embossed and recessed handles. The kitchen contains soft close hinges and drawers with pull out storage baskets. The bench is made from engineered stone in sparkly white with an undermount single sink. Parmco appliances were opted for and a feature textured tile selected.       The Bathroom For the bathroom the client opted for an acrylic shower tray with frameless glass shower cubical and black fittings.
