Our clients at this property in the South Auckland suburb of  Mangere wanted a full house renovation of their rental property to bring it up to the latest healthy homes standards, increase their rental yields and attract better-qualified tenants. The goal was also turning this property into a worry-free investment: minimizing any future maintenance costs and stress from dealing with constant issues. Opening up space By cutting back the wall between the kitchen and living room we have created a smooth transition between the kitchen and living area and greatly enhanced the function and layout of this room. The high ceiling, now painted all white, makes the living area look taller and grander. Kitchen renovation The existing kitchen was very outdated, with cabinets falling apart and was in desperate need of upgrading. We have installed new melamine cabinets with stainless steel handles and an engineered stone benchtop. The main reason we recommend using the engineered stone rather than the laminate is its durability and ease of maintenance. The stone also makes the kitchen look very attractive. Bathroom remodel By replacing the existing vanity, bath, and mirror with new, modern units and installing large marble-pattern tiles around the bath we have added comfort and beauty to this room. By keeping the colors light and bright we have managed to make the bathroom feel bigger. Maximising the space Our clients at this address wanted to update the style and feel of their Cockle Bay unit. With a growing family they wanted to maximise the space that they had and optimise the value of the property as they would be likely to sell in the future to accommodate their need for more space. With that in mind we were able to discuss their needs and prioritise their renovations, respecting their budget and the value of their property in the area they lived in. Scope of work: Our clients decided to renovate the kitchen, bathroom and laundry while updating the full interior of this home.   Kitchen The existing kitchen had a breakfast bar which limited the flow of the open plan area. In the kitchen we closed off what was the fridge space and laundry. We removed all fixtures and designed an “L” shape layout. When we took the breakfast bar away we were able to carry the cabinetry along the back wall of the kitchen living and we made use of the wall height so we could actually have more storage though we took up less room. We completed a full transformation of this beautiful 1950’s character home in Massey west Auckland. Having just completed another full renovation we were delighted to hear from the owners at this address. The owners were related to our customers we had just finished working with and impressed with the renovation we completed for their family. The house was due for a facelift and it was having a few issues such as damp in the basement and leaking from the join in the conservatory roof. We made our inspection of the home and the issues they were facing with the building. We discussed design options and we put together a quote which included solutions for the issue of the damp basement and the leaking roof.     The Kitchen To redesign the kitchen space we removed a wall completely to create an open plan kitchen, living and dining room. The fireplace was taken out and replaced with a modern heatpump. The client selected a white kitchen cabinet with embossed and recessed handles. The kitchen contains soft close hinges and drawers with pull out storage baskets. The bench is made from engineered stone in sparkly white with an undermount single sink. Parmco appliances were opted for and a feature textured tile selected.       The Bathroom For the bathroom the client opted for an acrylic shower tray with frameless glass shower cubical and black fittings. Renovating to sell. Our clients at this address came to us for help to renovate their home. They had engaged other companies to provide a quote, but didn’t feel that their priorities would be met within their budget. We regularly complete this type of renovation when a home has been lived in, but not updated for some time. We were able to take the list of client wants and tailor the budget to make the biggest impact for re- sale. The home itself was a classic 1950’s style bungalow. We get quite excited to see these old homes, generally the structure is good and they have beautiful character. In this case the flooring was native matai, such a joy to find. We recommend that the best areas to renovate if you want to add value, are the kitchen and bathroom. If you have the budget it’s worth adding quality fixtures with a neutral colour scheme to appeal to more buyers. We have put together the information on the most commonly used kitchen cabinets in NZ and give you tips on which ones may be right foryou. Types of Kitchen Cabinets: Solid Wood Melamine Particle Board Melamine MDF Ply Wood Melamine particle board and Melamine MDF are the most commonly used materials in New Zealand. MDF is an engineered wood composite that is similar to particle board but is much denser and stronger than particle board and more resistance to water damage. Plywood is the other option but because of its high price is not very popular for residential use. Ply Wood is a material manufactured from thin layers or “plies” of wood veneer that are glued together with adjacent layers having their wood grain rotated up to 90 degrees to one another. Plywood is stronger and more water resistant compared to Particle board or MDF board. To give you a better idea about those products have a look at attached photos. We had to remove the old interior, from the walls to the flooring and everything in between, and replace it with all new finishes. From the kitchen to the dining and living room and even the bedroom, we were tasked with renovating the whole interior space. Removal of the interior walls and flooring was required to get this project under way. Once this was done and cleared up, we were able to being installing the new finishes.
